Where to buy land in Ávila

The cheapest land in the province of Ávila is in different municipalities, due to a large amount of rustic land available for sale. These include: Pascualcobo, with a minimum value of €0.30/m²; Higuera de las Dueñas, with €1.40/m²; La Adrada and Burgohondo, with €1.50/m²; and El Bohodón, with €1.80/m².

For its part, the most expensive land is in Ávila capital, Candeleda, Fuente de la Salud, Narrillos de San Leonardo, Tonadizos de Arévalo and Vicolozano. It should be noted that, in general terms, it has one of the lowest urban land values ​​in Spain, with just over €60/m². Building plots experience a similar situation since they are concentrated in the same localities as the urban area.

A diverse and sustainable forest area

On average, it is the Spanish province with the highest altitude (average height of 1,131 m). Its great orographic diversity influences the climate, which is mainly mountain, with abundant rainfall, low temperatures in winter and short summers. In areas further south, it becomes warmer and less rainy.

Among its different areas, we find the plain to the north, next to the Adaja River, which is the one with the largest forest area, with pine forests and riparian forests on the banks of the rivers. In the central and southern areas, the foothills of the mountains and surrounding the capital are dominated by oak forests. The most temperate is characterized by a Mediterranean forest of coniferous and leafy trees, as well as fields of vines, olive groves, orange, fig, cherry trees, tobacco, paprika and watermelon plantations. It is the one with the greatest biological diversity, but it is threatened by mining activity, infrastructure, fires, and urban speculation.

The forest area of ​​the province occupies 64% of the territory with more than 500,000 hectares. The board and the municipalities, the largest owners of these lands, work to improve the environment, through reforestation with native species, mainly to reverse depopulation and enhance this valuable natural resource. Most of these forests have the certification system for Sustainable Forest Management by the PEFC system, which guarantees that the management of these forest areas is carried out with sustainability criteria.

A province of ecological and technological agriculture

Ávila, belonging to Castilla y León, is one of the provinces with the lowest population density in the country, with just over 158,000 inhabitants and an area of ​​8,051.15 km². It is a region that enjoys a high life expectancy, thanks to the quality of its ecosystems. It also has great stability and a high safety index. Its economy is based mainly on services and agriculture, with a high potential in agribusiness, which is being promoted to create an attractive industrial fabric in the region.

The agricultural sector is very powerful in the province of Avila, around 40% of industrial employment comes from this activity.

Croplands occupy around 25% of the territory, meadows and pastures are the most abundant, as well as wooded areas.

It is one of the provinces with the largest agricultural area (more than 2,000 hectares) and ecological livestock farms (cattle, pigs, and beekeeping). Almost half of them are developed in this modality.

Most are pastures, meadows and forages, in addition to cereals, legumes, vines, fruit trees, olive groves, vegetables and tubers. Most of these crops are destined for the agri-food industry, obtaining top quality products, respecting the environment.

In addition, technological programs are being developed to improve the irrigation of rainfed cereals, one of the most outstanding in the province, especially barley and wheat; through a satellite system that optimizes the amount of water and fertilizer needed by the plants. Other crops that are grown are sugar beet and potato.

In traditional livestock, the most relevant are in order: pigs, sheep and cattle. Regarding the livestock population, the most important is the goat (45% of the regional total), followed by cattle, pigs and sheep.

If we look at the price of land, it is one of the cheapest in Castilla y León (average price €4,123/ha). The one with the highest value is the land dedicated to the vineyard, followed by irrigated land (labour and natural meadow) and dry land (labour and natural meadow). In recent years the value of land has generally increased, especially vineyards and irrigated land. On the other hand, the natural meadow and pasture maintain their values ​​over time.

Striving for a dynamic industry

Its industrial fabric is quite weak, largely based on the agro-industrial sector. The administration is working on empowering it to create quality employment.

In its favour, it has a wide range of industrial, urbanized and developing land, at very competitive prices (some up to €15/m2), located in industrial estates and technology parks, some of them in the capital of the province, from where it is committed to innovation and technology.

The economy of the province of Avila has gone from being practically agrarian to being outsourced, without creating a strong business fabric that would invigorate the region to make it self-sufficient. On the other hand, thanks to its food products, low level of stress of the citizens and quality of the environment, the population reach a high life expectancy. The agri-food sector presents a great opportunity for the development, applying of new technologies and through organic farming, creating a symbiosis between innovation and nature. In addition, its land also presents a good investment opportunity both in rural and urban areas, as well as in industry.
